Default need a quick answer before I buy

Will Motegi SP10's in an 18x8 +40 offset fit a 2005 XB, stock ride height, with no need for spacers, shims, fender rolling, etc....I want to buy rims today, but I need to know that they will fit without the need for modification. Also running this setup, will there be any room to lower the car, with perhaps Tein H-techs, which is around a 1" drop?

Thanks.

you only need hub centric ring to fit it to your car no need worry to roll up fender or spacer

So you have to use a certain lug nut for these wheels? I was also looking to buy these wheels but was worried when I didnt see the offset measurement in the guide. Tire guys scared me when I was asking them about them and they said they wouldnt fit, so are they wrong? Any help? Thanks.
